Hong Kong-based Odin to build 88 villas and a clubhouse in Kutchan Town

Odin, a Hong Kong-based real estate developer, is planning to build Odin Hills, a luxury residential village, in Iwaobetsu, Kutchan Town. The company will begin civil engineering work on 88 villas and a clubhouse after the snow has thawed. The contractor will be decided at a later date.

The construction site location is Iwaobetsu 270, about 1.5 kilometers east of Niseko Hanazono Ski Resort.

The project covers a 13-hectare site, and 88 villa lots will be marketed. The company aims to complete land preparation by December 2022

Building construction is planned to start in 2023 in the first phase, which will include a clubhouse and 34 villas. The villas will be one- or two-story, and individual property buyers can decide on designs based on design guidelines or choose one of the four designs developed by architect Shigeru Ban.

According to Odin, completion of all four phases of the project will be decided based on property sales.

The company has developed multiple properties in the Niseko area, including the Odin Place commercial landmark on Hirafu-zaka Street in the heart of Niseko resort.

To implement the Odin Hills project, the company established North Island GK (address: Yamada 170-248, Kutchan; project director: Nicolas Gontard) in 2019. Launch of the project, initially slated for the spring of 2020, was delayed due to the COVID-19 pandemic. In December 2021, Odin sold the adjacent two-hectare land for hotel construction to Hong Kong-affiliated Nupuri Holdings GK to focus on the building of villas and a clubhouse.
